Our inspections combine visual analysis with industry standard sampling techniques to give you a clear picture of what is happening inside your property.

Air Sampling
We use Spore Trap Analysis the standard method for identifying airborne particles. One outdoor sample is collected as a baseline followed by samples in areas of concern and at least one additional location to check for cross transfer. The number of samples depends on the size of the home and the areas affected.

Surface Sampling
When something is visibly present we collect samples using tape lifts or sterile swabs. Bulk samples may also be taken if material can be safely removed for laboratory analysis.

Every sample is documented on a chain of custody form and sent directly to an accredited lab for analysis. During the inspection we record humidity temperature and moisture readings to help identify contributing factors. Additional tools such as infrared imaging and boroscope inspection may be used for further evaluation.

Mycotoxin Surface Testing
We also offer specialized surface testing for mycotoxins using specific swabs designed to collect chemical residues produced by certain species. This is helpful when determining what types of contaminants may be contributing to symptoms in occupants and can assist medical professionals in developing next steps.

Testing before and after remediation is strongly recommended to confirm the extent of contamination and verify that remediation was successful. We advise hiring remediation professionals trained under IICRC S520 guidelines or NORMI certification.

VOC stands for Volatile Organic Compounds which are chemicals released by many common household and commercial materials. These can come from carpets paints adhesives furniture plastics personal care items solvents cleaning products air fresheners and more.

Some VOCs such as benzene are known carcinogens and can enter living spaces through off gassing or even from attached garages and stored equipment.

Our VOC testing uses precise low volume pumps and desorption tubes to collect air samples. Options range from basic analysis to highly detailed compound identification depending on the level of information needed. VOC testing can also detect MVOCs which are chemicals produced by active growth that may not be visible.

Formaldehyde testing is also available and is especially helpful in newer homes or recently furnished spaces.

Mycotoxins are secondary metabolites produced by certain species. Mold Testing and Consulting is the only company in the region certified as an Environmental Mycotoxin Specialist for RealTime Labs and authorized to collect samples for the EMMA test.

These advanced tests detect the presence of specific mycotoxins as well as the species that produce them. RealTime Labs works closely with physicians treating patients with exposure related symptoms and also offers clinical testing for individuals.
